Dubai Property FAQs

Common questions about buying property in Dubai

Can foreigners buy property in Dubai?

Yes. Non-UAE nationals can buy freehold property in designated areas of Dubai, including Dubai Marina, Downtown Dubai, Business Bay, Palm Jumeirah, Dubai Hills Estate and Dubai Creek Harbour. Freehold ownership gives you full title to the property and the land it sits on.

Do I qualify for a UAE Golden Visa if I buy property in Dubai?

Property investors who buy real estate worth AED 2 million or more (including off-plan, subject to conditions) are generally eligible to apply for the UAE's 10-year Golden Visa. Rules are set by the UAE government and can change, so we confirm current eligibility for your specific purchase before you commit.

What are typical off-plan payment plans in Dubai?

Developers commonly offer staged payment plans such as 10/70/20, 50/50, 60/40 or 80/20 — the first number is the booking/down payment, and the remainder is split between construction milestones and handover. We compare payment plans across developers so you know your exact cash-flow commitment before you sign.

How much are agency and transfer fees when buying in Dubai?

Buyers typically budget around 2% agency commission, 4% Dubai Land Department (DLD) transfer fee, plus a small fixed DLD registration fee. Off-plan purchases direct from a developer may carry different fee structures — we confirm the exact costs for your transaction upfront.

What's the difference between off-plan and secondary market (resale) properties?

Off-plan properties are purchased directly from a developer before or during construction, usually with a staged payment plan and lower entry price. Secondary market (resale) properties are existing, completed homes bought from a current owner, usually paid in full or via mortgage at transfer. We work across both markets.
